One of the major reasons why Facebook advertising has gained in popularity over the past few years is the fact that it is cheaper, when compared to other forms of digital marketing.
Google ads, as an example, will cost you $10 to $15 a click, whereas Facebook advertising will cost you nowhere near that.
Yet, there is still space for you to use Facebook to grow your business. So, how do you go about creating Facebook Ads for Real Estate Brokers and what are some of the things that you need to take into consideration when doing so?
Facebook ads are created through Ads Manager. Here, the first thing that you will notice is that you have 13 Campaign Objectives from which to choose when creating a Facebook ad for your business. The only setback is that you can only have one Campaign Objective for each Facebook ad that you create. Available Ad Objectives are;
We are not going to, in this article, prescribe one objective over the others for the ad that you are creating for your real estate business.
If you would like to have people directed to your landing page, then you can use “Traffic,” as your objective.
If, on the other hand, you are looking to generate leads and get first names and phone numbers, then “Lead Generation,” should be the campaign objective that you go with.
For this example, we are going to go with Traffic as our campaign objective. What this means is that people who click on our ads will be taken to a landing page. If you are a real estate broker, you probably already have your properties listed on Zillow, Trulia or Redfin.
The Traffic campaign objective allows you get people who click on your Facebook ads taken to the landing page, where they can leave their contact details. This includes their name, phone number and email. You can then get in touch with your prospects to take their interest to the next level.
Once you have your campaign objective defined, the next thing that you need to do is create an Ad Set. It’s here that you begin the process of defining your target audience. This is absolutely important, because Facebook is vast. You absolutely do not want to have your ads lost in this vastness.
The thing to remember is that you don’t want to simply advertise to everybody on Facebook. What you need to do is reach out to people who are going to be interested in what you have on offer. So, how do you define these people? And who are the people that you, as a real estate broker, should be targeting?
In reality, you can create a wide range of audiences for your real estate firm. Perhaps you wish to target empty nesters who are looking to downsize and who wish to have their properties listed. If that is the case, you will want to have the age limit for your ads set at over 55.
Or maybe, you would like, for a particular ad, to target newly weds or newly engaged couples.
Here is one piece of advise for real estate brokers; you will always have the temptation to reach out to too wide a target audience.
This is something that you should never do! You are going to get the best results only by focusing on a specific target audience. This gives your ads the relevancy that is needed to get people to take a specific course of action.
Facebook gives you the following targeting parameters for use when defining your target audience;
When creating Facebook Ads, the location setting is where you begin the process of zooming in on your target audience. Real Estate Brokers have a wider reach when compared to other businesses, such as restaurants and cafes.
For this example, we are going to assume that our Real Estate brokerage is located in Chula Vista, California and this is the area to which we are going to have the ads that we are creating for Facebook delivered. Note that we have chosen to have our ads deliver only to people who live in the target location. This way, our ads wont be shown to people who are just passing through.
Which age groups do you normally target with your marketing materials? Obviously, 18 years olds are not going to be able to afford to buy a house.
The age setting allows you to have your ads delivered to people who fall within a particular age range.
For this example, we are going to set the age range for the delivery of our Facebook ads at between 65 and 65+.
Let’s assume that your company manufactures gender specific products. This would be the setting that you use to limit delivery of your ads to either men or women. For our example, however, we are going to have our ads delivered to both men and women.
This is another useful targeting parameter, and would come into play if you wish to have your ads delivered only to people who speak a particular language.
In your Ad Set, the detailed targeting section is really where you zero in on the people to whom you wish to have the Facebook ads that you are creating delivered. This section uses the following targeting parameters
This information is collected by Facebook from its users on a daily basis, allowing businesses to create ads whose targeting is highly accurate.
As you can see in the above, Facebook allows you to really zoom in on your target audience. In the above audience, we have chosen to have our ads delivered to newlyweds who have children who are below the ages of 8.
These are people who are likely to be looking for a home for their children and they may be interested in what you have on offer.
Having a Clear Conversion Funnel
It’s important, when creating Facebook Ads for your real estate business, to have a clearly outlined conversion funnel. You need to make sure that you have put everything in place to convert the leads that you generate through your Facebook ads into conversions.
If you have set it up so that people can get in touch with you, make sure that you stand ready to respond because response times matter when it comes to making conversions.
What you should be on the hunt for are email and phone numbers. It’s important, therefore, to make sure that your landing page is set up to receive these details. We have already mentioned that for real estate brokers, it’s best to get listed on such platforms as Zillow, Trulia and Redfin.
People are much more likely to trust listings on these sites than on your own website.
